The Townsville suburbs where buyers spent $1m-plus to secure their dream home

The number of million dollar-plus house sales has almost doubled, and they are not just confined to the blue-chip suburbs of Castle Hill and North Ward.

An analysis of prestige sales across the city from January 1 last year to this week, shows that buyers are now more willing to pay upwards of $1 million for high-end homes in suburbs like Mysterton, Mundingburra and Annandale.

Over 40 million dollar-plus sales have so far been recorded across 14 Townsville suburbs by property listing website, realestate.com.au.

REA data analysts said that number is “almost double” the number of million-dollar plus sales recorded over the same period a year ago, and records are being broken.

On Castle Hill, 1300 Smiles managing director Daryl Holmes bought former car king Adam Carmichael and wife Daniella’s stunning Stirling Drive mansion for a whopping $6 million on October 19 last year, with the property settling on February 15.

That price is double the highest price ever paid for a house in Townsville, which was $3 million back in 2007.

And the $1.625 million sale of an acreage property with a motocross track, pool, water slide and footy field at Kens Court in Alice River last month beat that suburb’s record by $340,000.

The previous record of $1.285 million was set last year, with that acreage property also featuring its own motocross track, theatre, pool and gym.

It comes after The Ryder Report by Hotspotting revealed that all 10 of the Townsville suburbs surveyed, which range from affordable suburbs like Kelso to blue-chip Castle Hill, are now considered “rising markets”.

While this acreage property at 23 Kens Ct, Alice River sold for $1.625 million on 19 this year, and was sold by Ray White’s Julie Mahoney at auction.

Ray White’s Julie Mahoney, who has sold several million dollar-plus properties over the past 16 months, said sales in the prestige category were showing no signs of slowing down.

“(Because of HomeBuilder) it is harder to get builders on the hill and a lot of supplies and trade are in short supply so for many buyers, they are happy to buy in a lifestyle location, do a renovation or just pay the price for an established house,” Ms Mahoney said.

“Some are even buying the furniture.”

Ms Mahoney said the majority of the prestige buyers in recent months had been cashed-up locals, with a noticeable drop in interstate and intrastate migration to the city.

She said the pandemic had forced many buyers to look for “lifestyle properties”, noting that acreage, riverside and waterfront suburbs were doing well.

The REA data shows that 13 sales over $1 million were recorded on Castle Hill in the past 16 months, the highest of any suburb.

But that number is likely to be more once settlement is finalised on a number of other properties that have recently sold.

The properties that recorded sales of more than $1 million included former Cowboy’s coach Paul Green’s house, which sold at auction for $1.85 million in February.

Defying the property woes predicted at the peak of the COVID-19 crisis, 53 Yarrawonga Drive, Castle Hill, sold for $2.3 million in June, 3 Seaview Court sold for $1.8 million, 5 The Point sold for $1.605 million in July and 30 Stirling Drive sold for $1.6 million in January this year, to name a few.

Two Castle Hill properties, which were sold at auction by Ms Mahoney on April 20, went under the hammer for $1.545 million and $1.55 million respectively.

Meanwhile, nine $1 million-plus sales were recorded in North Ward, where the median house price is currently $695,000.

Three $1 million-plus sales were recorded in Horseshoe Bay and Townsville City, two were recorded in Bushland Beach, Annandale, Douglas and Alice River, and one was recorded in Picnic Bay, Mysterton, Rowes Bay, Nelly Bay, Mundingburra and Idalia.

Janice Gallagher of Janice Gallagher Real Estate recently sold 27 Buna Ave in Mundingburra for $1.12 million, the second highest price ever achieved.

The current median house price in the suburb is $367,500.

She also recently sold a luxury unit on The Strand for $1.55 million.

“The prestige market is strong,” she said. “We are seeing more buyers (in that price bracket) than ever before.

“Priorities have changed for a lot of people … many buyers are wanting to buy their castle now more than ever, and sellers are more confident than they have been for years.”
